The Blue Hills Ranch Subdivision ROADS are the Association's responsibility. To describe them as challenging is an understatement.
There are approximately 10 miles of road within the subdivision. The roads were deeded to the BHRLOA Members. Easements, width and setback requirements are dictated in the BHRLOA
Community Documents.
All culvert installation, clearing, tree trimming, tree removal, rock removal and organizing is done by volunteer Members.
The BHR Subdivision can expect the roads to be graded a minimum of once per year and a maximum of twice per year.
Directors have discretion to make emergency decisions to ensure ingress and egress.

#29. TERRAIN MANAGEMENT:
The right-of-way for the access for subdivision roads from State Road 603 and County Road A-082 and all other roads Rights-of-Ways within the subdivision shall be fifty (50) feet wide.
ROADS WITHIN THE SUBDIVISION WILL NOT BE CONSIDERED ALL WEATHER ROADS.
During and after periods of inclement weather, road conditions may be poor, and the Subdivision may not be accessible by vehicle.

#31. SUBDIVISION ACCESS:
Roads within the subdivision will be 18' in width, bladed and crowned with bar ditches and of natural soils, and are not surfaced by gravel or other material.
Four wheel drive vehicles are advised during winter months and at times of inclement weather.
The roads in the subdivision are private roads, for the use of the lot owners, guests, licensees of lot owners, the subdivider and their heirs, successors and assigns.

#32. MAINTENANCE:
The determination of the need for and manner of maintenance of the roads within the Subdivision shall be made by the Landowner's Association, and they shall have sole discretion and determination for the time and manner of maintenance of the roads, except that the Subdivider may, but shall not be obligated to conduct such maintenance to such roads as the subdivider deems necessary in the pursuit of their business activities, in the Subdividers sole discretion.
The Blue Hills Ranch Landowner's Association's Vice President will coordinate and facilitate road repair & maintenance.
Members are encouraged to consult with the Board of Directors prior to cutting or removing problematic trees in the Association's right-of-way road easement. However, the Road Committee is not incumbent upon a Member's permission before trimming, cutting and or removing problematic trees (within the Association's easement) that create safety and hazard issues for Members ingress and egress.
VOLUNTEERS ARE ENCOURAGED TO COORDINATE WITH THE VICE PRESIDENT
BEFORE CUTTING, TRIMMING or REMOVING TREES THAT ARE IN THE ASSOCIATION'S RIGHT-OF-WAY.
Please contact the Vice President before cutting any trees that are not on your personal property.
GUIDELINES
Selective cutting for the purpose of firewood is not permitted in the Association's easement.
• Members may only cut trees that:
• Slash/branches/logs:
- Must be removed.
- Logs must be cut into 18” or less in length.
- Prior to cutting, please contact the Vice President to make arrangements if you will need assistance with removal.
• Tree cutting serves the purpose of (fire & personal) safety and (ingress/egress) welfare ONLY.
• If you cut it, please remove it.
